Water intrusion, "02 stack" at Building 7507

A leak was noted at the convergence of the tiled roof and one structural stucco covered concrete wall on the north side of Building 7507.  The resulting water penetration is intermittent, minimal, and has so far been limited to the "02" stack.

May 1, 2018 -- Update...  The leak is being moniotred, and is still intermittant and minimal.  Though inconvenient insofar as the wallboard in unit N-402 has not been replaced, no additional damage has been noted.  While two roofers have been tasked with evaluating the situation, none has put forth any viable solutions and in both their opinions, further investigation requires tearing into the roof system.  Management has advised the Board to monitor the situation after any rainfall and, assuming it does not get any worse, have repairs conincide with the upcoming Roof Replacement at Building 7519.  If at all possible, the repairs will be completed by the same vendor.

22 March 2019 -- Update...  The Board members in attendance at the recent Special Assessment meeting voted unanimously to levy a special assessment in the amount of $177,500.  The amount is in excess of the median contract price for the Roof Replacement at Building 7519, and includes capital for necessary repairs to the roof of Building 7507 and additional cash on hand so the Association might be able to immediately deal with any unforeseen structural problems or minor expenses of this project.  This is the same manner of assessment as the 2017 Painting project, and just like then, once this project is completed, any unused funds will be returned to the membership.
